02The territory
Central Florida is easiest to describe through its major travel corridors. I-4 connects Sanford, downtown Orlando and the attractions corridor, while State Roads 417 and 429 extend the service area east and west.
From there it fans out: Seminole County to the north, lake country west toward Winter Garden and Clermont on 429, and east through Oviedo and Lake Nona on 417.
Central Florida heat, rain, shade and slab moisture can all affect surface preparation, cure conditions and how long a sealer lasts. Rather than apply one blanket recommendation to every address, we evaluate the specific slab and its exposure — sun, tree cover, drainage and any existing coating — before recommending polishing, coating, resurfacing or sealing.
Wet-season afternoon storms can shorten a stamping or coating window with little warning, and shaded areas under heavy oak canopy are more prone to tannin staining and algae growth than open, sun-exposed surfaces. Those are conditions we plan around, not a reason to assume every job in the region needs the same fix.
That range of conditions is the reason the recommendation for a Winter Park pool deck and a Lake Nona garage are not the same recommendation.

Downtown, Delaney Park, Audubon Park and Baldwin Park include both older and more recent slabs, often within the same neighborhood. We assess the individual slab before recommending polishing, coating or resurfacing.
Older Winter Park properties may have previous coatings or outdoor surfaces affected by shade and tree cover from the area's mature oak canopy. We inspect the existing surface before recommending coating, resurfacing or sealing. HOA and historic-district color requirements are worth raising early in the process.
Horizon West, Waterleigh and Oakland Park include a large share of newer construction, which is generally a good candidate for both polished concrete and garage floor coatings. The historic downtown district has older housing stock, where we assess the existing slab and any prior coating first.
Around the Butler Chain, Keene's Pointe and Isleworth, larger lots are common, with pool decks, summer kitchens, multi-bay garages and decorative driveways among the features found in the area. We consider the color and finish of existing stone, tile and surrounding materials when recommending options, and we'll explain what's available during the estimate.
Lake Nona includes substantial newer residential construction — Laureate Park, Northlake Park and Eagle Creek among them — as well as commercial properties around Medical City. The slab, intended use and operating requirements determine the system we recommend.
Live Oak Reserve, Alafaya Woods, Twin Rivers and Kingsbridge are mostly 1990s and 2000s homes. Screened enclosures, lanais and pool decks are common features in this area, and existing surfaces may already have one or more prior sealer applications — the condition of what's there determines whether we recommend a new paver sealing service or coating system.
Heathrow, Timacuan and Magnolia Plantation are established residential communities with garages and lanais typical of the area. Office and flex properties along International Parkway and Rinehart Road add a commercial dimension, with work scheduled around each business's operating requirements.
Sweetwater Oaks, Wekiva and The Springs include established properties with mature tree cover. Existing slab condition determines whether resurfacing, an overlay or replacement is appropriate, while shaded pool decks may require more frequent cleaning and sealer maintenance.
Dense and central, right at the I-4 interchange, with a mix of single-family homes, townhomes and small commercial space, including retail and restaurant space near the mall corridor. Garage floors and patios are common residential features here, and commercial flooring needs vary with each property's use.
Dommerich, Maitland Isle and Lake Sybelia share some of Winter Park's conditions — older slabs, heavy tree canopy and shade-related staining on outdoor surfaces. Color selection is often HOA-conscious; tell us at the estimate what your board needs, and we'll let you know what we can provide.
Deer Run and Sterling Park are established residential neighborhoods on older slabs, where garage floors, driveways and patio or pool decks are common candidates for resurfacing rather than full replacement, depending on condition.
Bay Hill, Sand Lake, Orange Tree and Turtle Creek include larger lots with substantial pool decks and outdoor living space, where surface temperature and traction factor into the recommendation along with appearance. Restaurant Row adds hospitality-adjacent commercial properties nearby, where any work would typically be scheduled outside service hours.
Older bungalows on small lots along the Edgewater Drive corridor, Dubsdread and Rosemere often sit on narrow driveways and small patios, with slabs that can be fifty years or older. On this housing stock, the slab assessment is central to the recommendation, and in some cases a slab is no longer a good candidate for resurfacing.
Kings Ridge and Legends sit on rolling terrain, with newer construction across the south and east sides of town. Clermont is at the outer edge of our daily radius, and we say so, because jobs out here are scheduled as a full day of their own.
If your town is not listed, call and ask. The answer depends on the address and the size of the job, not on a line we drew.
05How far we travel
Our crews work in the Orange and Seminole County core routinely. Clermont, at the western edge of Lake County, is genuinely served too, but is scheduled as a full day of its own.
That's the reasoning behind scheduling by region instead of promising uniform scheduling or availability everywhere: a job scheduled properly gets the whole crew for the full day it needs.
Steve will tell you at the estimate what the schedule actually looks like for your address. That answer is not next week for every address, and we would rather say so than book a date we cannot hold.

No. Estimates are free across the whole service area. If your address is at the far edge of the radius, scheduling the visit may take a little longer, and we will tell you that on the phone.
Often yes. Call and ask, because the honest answer depends on the address and the size of the job, not on a boundary we drew on a map.
In the Orange and Seminole core, sooner. At the outer edge, Clermont jobs are scheduled as a full day, which takes more coordination. Steve gives you a real date at the estimate.
