Paver Sealing in Orlando, FL
We clean, resand and seal brick, concrete and travertine pavers across Orlando. Many paver-sealing problems begin with inadequate cleaning, moisture or joint preparation rather than the sealer itself, so that work comes first.

02Surfaces
Surfaces and paver types we seal
What sealing actually does for each surface, because the benefit is not the same everywhere.
-

Paver Driveways
Stabilized joint sand resists tire scuff better, and a sealed surface slows how fast oil absorbs, which buys cleanup time.
-

Pool Decks
Sealing reduces how much chlorine and salt reach the surface, and traction additive can go in where a deck gets walked on wet.
-

Patios and Lanais
Shaded joints stay far cleaner for longer, which is where algae and moss otherwise come back first every year.
-

Walkways and Entries
Sealer can enrich color that is still in the paver, though it cannot restore pigment that has permanently faded.
-

Travertine and Marble
The right penetrating sealer helps preserve the natural look while slowing stain absorption into softer, more porous stone.
-

Brick and Concrete Pavers
Cleaning and treatment can reduce or remove efflorescence and rust marks, and sealing slows how quickly they return.
Travertine and concrete pavers need different cleaning pressure and different sealers, so we identify the material before we quote the work.
03Sealers
Which paver sealer is right for your surface
We match the sealer to your paver material and exposure, then walk you through what each one will look like.
| Appearance | Typically used on | What to know | |
|---|---|---|---|
| Penetrating | Little to no change in look | Pool decks, travertine, shaded areas | Soaks in rather than forming a film, so there is no film to cloud |
| Water-based film | Satin sheen, color enriched | Patios, walkways, most driveways | Lower odor; like any film, sensitive to moisture in the surface |
| Solvent-based film | Strongest wet look | Driveways and entries in full sun | Highest gloss; needs a dry surface and compatible existing sealer |
- Natural, satin or wet look
- Traction additive available
- Color enrichment optional
- Matched to paver material
- Matched to your exposure
Film-forming sealers need a sufficiently dry surface, suitable application conditions and compatibility with any existing sealer. Service life depends on the product, the paver material, previous coatings and exposure as much as on the category.
04Process
Paver cleaning and sealing, start to finish
- 01
Inspect
We identify the paver type, any existing sealer and whether it is failing, joint sand depth, settlement, drainage and the stains that need treating first.
- 02
Deep Clean
We wash at the pressure and tip your paver material tolerates, and treat organic growth, rust, oil and leaf tannin as separate problems.
- 03
Reset and Resand
Sunken or lifted pavers get reset and broken units replaced. Sealing cannot replace missing joint sand or restore joint stability, so washed-out joints are refilled and compacted first.
- 04
Seal
We apply at the coverage rate the product specifies, with traction media where the surface gets walked on wet.
Joint sand and cleaning are where paver sealing is won or lost in this climate, and they take the most time on our jobs.

Spotting failed sealer
Whitening, Peeling and Stripping
Milky haze, peeling, bubbles, uneven gloss or a sticky surface can indicate trapped moisture, excessive application, incompatible products or a failing film sealer. Which one it is changes what the fix has to be.
That is fixable, but not by adding another coat. Depending on the product and how far it has gone, options run from an approved rejuvenation through to stripping the old sealer off entirely.
We identify the existing product and surface condition before recommending rejuvenation, stripping or resealing. New sealer over a failing one usually repeats the same failure.
Whitening after a Florida summer is the paver problem we get called about most often. It usually points to a sealer or moisture problem rather than damage to the paver itself, but the surface has to be inspected to identify the cause.
06Resealing
How often we reseal pavers in Central Florida
How long a seal lasts here depends on sun, shade and water far more than on the product label.
How often we reseal
On the surfaces we maintain, most want looking at every two to three years. Penetrating sealers run longer than film-formers, and a shaded lanai runs longer than a driveway in full sun.
Manufacturer guidance sets the product requirements; the interval inside that range depends on local sun, moisture, traffic, irrigation and surface condition, which is what resealing the same Central Florida surfaces year after year tells you.
What shortens sealer life
- Full sun on a driveway or entry, which carries the heaviest UV load.
- Pool chemicals and salt systems splashing onto the deck.
- Leaf tannins from oaks, which stain and hold moisture against the surface.
- Irrigation overspray keeping one area permanently damp.
- Pressure washing at the wrong tip or distance, which strips sealer and etches the paver.
Care between sealings
- Rinse and sweep so grit does not abrade the surface.
- Use a neutral cleaner, never an unapproved acid.
- Clean spills promptly, particularly oil and fertilizer.
- Keep the joints topped up — joint sand contributes to interlock, along with the base, bedding layer and edge restraints.
- Aim irrigation away from paved surfaces where you can.
Signs it is time
The color looks flat. The joint sand is thinning and you can see the paver edges. Growth is returning in the joints. Water behaves differently on the surface than it did when it was sealed, though beading is a useful sign on some sealers and not others.
One of those on its own is worth a look. All four together suggest the surface is past a routine resealing cue and should be inspected before more joint sand is lost.
07Cost
What affects the cost of paver sealing
- 01
Square Footage
The starting point for a paver sealing quote, and the surface condition beneath it decides how much work the number has to cover.
- 02
Paver Condition
How much cleaning, efflorescence treatment and stain removal the surface needs before any sealer can go down on it.
- 03
Resetting Pavers
Whether sunken, lifted or broken units have to be pulled, re-based and reset before the field gets sealed.
- 04
Joint Sand Volume
Deep or washed-out joints swallow far more polymeric sand than shallow ones that have held their fill for years.
- 05
Sealer Type and Finish
Penetrating, water-based or solvent-based, and whether you want a natural, satin or wet-look finish across the whole surface.
- 06
Stripping Old Sealer
Stripping is a separate scope rather than a resealing step, needed when the existing sealer cannot be safely rejuvenated or recoated.
Stripping a failed sealer and doing a straight reseal are different jobs, which is why we look at the surface before quoting either one.

11Questions
Paver sealing questions we get asked
How often should pavers be sealed in Florida?
We evaluate every two to three years, following the manufacturer requirements for whatever product is on the surface. Condition decides, not the calendar: flat color, thinning joint sand or a surface that no longer sheds water the way it did.
Do you clean the pavers before sealing?
Always. Sealing over dirt, algae or tannin staining locks it in. We also resand the joints, because sealer does not replace missing joint sand, and joint sand is part of what keeps the pavers interlocked.
What is the difference between penetrating and wet-look sealer?
A penetrating sealer soaks in and changes the appearance very little. A wet-look film sits on the surface, deepens the color and adds gloss. Pool decks usually get penetrating; driveways can take either.
My pavers turned white after sealing. Can it be fixed?
Usually. Whitening can come from trapped moisture, excessive application, an incompatible product or a failing film sealer. Depending on how far it has gone, it needs either an approved rejuvenation or a full strip and reseal.
Will sealing make my pool deck slippery?
The finish matters, and traction media can be added where a surface gets walked on wet. Penetrating sealers change the texture least. It can be designed for improved traction, though nothing is slip-free when wet.
Does sealing stop weeds and ants in the joints?
Properly compacted joint sand plus sealer reduces both substantially. It is not a permanent end to either. Both come back on Florida surfaces. Compacted joint sand and a compatible sealer can slow growth and disturbance, but neither permanently prevents them.
How long before we can walk or drive on the pavers?
Foot traffic comes first, vehicles later, and Florida humidity extends both windows. The crew tells you before they leave the site when the surface is ready to use.
Do you do concrete work as well as pavers?
Yes, but they are separate trades and get scheduled as separate work. Our concrete driveway resurfacing and decorative concrete services pages cover that side of what we do.
