03Applications

One of the most common residential applications, and the one most homeowners mean when they ask about an epoxy garage floor.

Living space, laundry rooms, hobby rooms and converted interior slabs in homes across the metro.

Covered exterior only, and sun exposure changes which topcoat we specify for the job.

Traffic, impact and abrasion, with the build and aggregate chosen against real use.

Appearance under display lighting, holding up to cart and foot traffic all day.

Specification-led work phased around service, which is a different conversation from a residential garage floor.
Covered lanais and screened patios are the Central Florida application where the UV and moisture caveats genuinely change the specification.
04Systems
Four systems, all epoxy. What changes is the surface you end up walking on.
| Look | Best for | What to know | |
|---|---|---|---|
| Solid color | One flat color, seamless | Warehouses, shops, back-of-house | The most economical build, and the one that shows wear most |
| Flake broadcast | Speckled, multi-tone, lightly textured | Garages, interiors, most residential work | Hides dirt and imperfection, and adds traction underfoot |
| Quartz broadcast | Fine granular and uniform | Commercial kitchens, wet and washdown areas | Heavier build and stronger traction than a flake system |
| Metallic | Flowing, marbled, high visual depth | Showrooms, bars, feature floors | Intentionally variable, and covered on the metallic epoxy floors page |
Every flake blend we stock is on the epoxy floor colors page with what each one suits, so you are choosing from guidance rather than a wall of swatches.
05Which system
Three answers to the same question. Which one fits depends on the slab and the exposure.
| What you get | Choose it when | Look elsewhere if | |
|---|---|---|---|
| Epoxy | Thick build, the widest color range, forgiving application | You want depth, flake options and value | The floor takes direct sun with no UV-stable topcoat |
| Polyaspartic | UV stability, hot tire resistance, often a one-day install | Sun, hot tires or a tight schedule decide it | You want maximum film build for the money |
| Polished concrete | No resinous coating build — the concrete itself is mechanically refined and sealed | The slab is sound and you want nothing on top | You need a chemical barrier, or the slab is poor |
None of these is better than the others. The exposure your floor actually sees is what makes one right, and the polyaspartic floor coatings and polished concrete flooring pages go deeper on each.
06Commercial

Shops and warehouses
Traffic volume, impact, abrasion and joint treatment all drive the build. We select the system against how the space is actually used, not against a generic specification.
Line striping and safety markings come as part of scope, and sequencing works around your racking, inventory and shift pattern.

Specification-led work
Commercial kitchens, food-service areas and other specification-driven facilities get phased around operating hours. That scope sits with our commercial flooring work, which carries its own requirements.
Commercial work can be phased around your operating hours, with the agreed schedule written into the scope before the first machine arrives.

07Before we quote
The word epoxy does not identify a system, and it is not floor paint. Primer, body coat, film build, aggregate and topcoat all change the result, and the written scope names every one of them.
Many coating failures begin at the bond, where moisture, an old sealer, contamination or poor profiling were missed. The wrong resin, film build or topcoat can also shorten service life, so the whole system is specified against your slab.
That is why we diamond grind to profile with dust extraction, and why the slab gets moisture tested before we put a number on the work.
A Florida slab-on-grade without a working vapor barrier is a common moisture-related cause of coating failure here, so testing for it is a line item on every quote.
08Process
We test the slab for moisture, read what is already on it, and name one of the four epoxy systems in the written scope.
Diamond grinding to the exact profile the system needs, then cracks, joints and spalls taken back to sound concrete.
Primer, pigmented body coat, then flake, quartz or solid color, laid up to the film build the scope specifies.
Clear topcoat, full cure, then a walk-through where the crew goes over care and your access times for foot and vehicle traffic.
An owner walks the finished floor with you before it is signed off.
09Care
SCDS goes through the care routine with you at handover, in person, along with the warranty above.
Foot traffic comes back before vehicles do, and Florida humidity and slab temperature move both windows. Dry to the touch is not the same thing as cured.
The crew advises you on exact access times for foot and vehicle traffic before they leave the site.
Watch the wear lanes and the gloss. Topcoat renewal is condition-based rather than a fixed annual item, and a floor in a working shop reaches it sooner than a garage does.
10Cost
Square footage and slab condition both drive the estimate, and the slab is the part a phone quote cannot see.
Where the quote starts, though slab condition can affect the estimate as much as square footage, or more.
Cracks, spalling, pitting and joint detailing all add repair hours before a single coat goes down.
Diamond grinding a bare slab and stripping a failed coating off one are two very different days.
Solid color, flake, quartz or metallic, and how many coats the scope calls for on your floor.
Standard clear, UV-stable for sun exposure, or a higher-wear commercial topcoat chosen for how the floor gets used.
Whether the space is occupied, whether the work has to be phased, and whether any runs after hours.
A quote given over the phone has not seen your slab. The estimate is free and comes with a written scope naming the actual system.

12Why SCDS
Choosing between epoxy floor installers in Orlando comes down to what happens before the resin.

The owners
Owner Steve Davis and his son Wyatt are on the crew that preps and coats your floor — the same people who walked the site and wrote the scope.
Every new epoxy and polyaspartic installation is backed by a 10-year warranty, and a maintenance plan extends it to a lifetime warranty.
Licensed and insured for the work we do, with the certificates available to you before we start.
We have installed epoxy flooring across Central Florida garages, patios and commercial spaces for over 15 years.
Both owners are on job sites, and the company has worked in concrete across this metro since 1999.
The person who walks your floor and writes the scope is an owner, not a salesperson passing you along.
We come to you, measure the space and give you a real price before any work starts.
Most of what separates one epoxy floor from another is decided before a machine is switched on: the moisture test, the profile and the system named in the scope.
13Where we work
SCDS installs epoxy flooring throughout Orlando and the surrounding Central Florida communities, including the areas we serve below.
14Questions
A typical residential garage is a single day of installation, and larger or commercial floors run longer. Cure sits on top of that: you can walk on the floor after 24 hours and drive on it after 48.
We diamond grind, with dust extraction. It gives a more uniform and verifiable profile, and removes existing coatings and contaminants more effectively than relying on acid etching alone. Proper mechanical preparation creates the surface profile a durable long-term bond needs.
Usually, if the slab is sound and dry enough. We moisture test first, because moisture vapor moving through an on-grade slab can weaken the bond and lift a coating. Covered exterior areas also need a UV-stable topcoat.
Conventional epoxy can amber under direct UV. The answer is a UV-stable topcoat or a polyaspartic finish over the epoxy build, which we specify for anything with real sun exposure.
Cure speed and UV stability are the real differences. Polyaspartic holds color better in sun and returns to service sooner, and many residential jobs install in one day depending on slab condition and scope. Epoxy gives you longer working time, more build and wider color options for the money.
Sometimes. The existing coating has to be identified and tested for adhesion first. A new coating laid over a failing bond can inherit that failure, so unsound material comes off before anything else goes down.
Every new epoxy and polyaspartic installation is backed by a 10-year warranty against peeling, delamination and premature wear, with no warranty upsell required. You can extend it to a lifetime warranty by enrolling in our maintenance plan.
We do not publish prices, because the estimate depends on what your slab needs. Square footage, removing an old coating, crack and joint repair, the system chosen and the topcoat all move it, and the free estimate gives you a real figure.
