03Restaurants

Restaurant and commercial kitchen floor coatings

What a Kitchen Floor Takes

A commercial kitchen floor takes hot water and steam, grease, food acids, cleaning chemistry and constant wet traffic. The system gets specified against that list, not against a category name.

What matters at operator level is a seamless surface with no grout lines, integral coving up the wall base, drain and threshold detailing, and slope that actually reaches the drain.

Epoxy, or Urethane Mortar

Restaurant epoxy flooring suits most front and back of house. Where thermal shock from steam and hot water is severe, urethane mortar is the tougher answer and we have installed it.

Traction is specified for the wet zones and verified against a test method appropriate to the space, so what you get is a number and a method rather than an adjective.

  • Seamless, no grout lines
  • Integral coving
  • Drain and threshold detailing
  • Traction specified and verified
  • Phased around service

A kitchen floor that is specified against your actual exposure and installed between services is one you stop thinking about, which is what you actually want from a floor.

04Sectors

Where else we install commercial concrete coatings

  • Warehouse and Distribution

Warehouse floor coating built for forklift traffic, point loads and impact, with joint treatment detailed before anyone mobilizes.

  • Retail and Showroom

Appearance under display lighting and easy cleaning, usually phased overnight or on closed days depending on the system and its cure.

  • Offices and Front of House

Epoxy office floors, reception areas and counters, finished to match the rest of the fit-out.

  • Automotive Shops

Industrial epoxy floor coating chosen against oils, fuels, brake fluid and hot tire contact, phased bay by bay.

  • Schools and Institutional

Hard-wearing, easily cleaned floors installed in the holidays or overnight while the building stays usable.

  • Concrete Repair and Restoration

Substrate repair inside the flooring scope: spalls, joints and worn slabs, because a coating cannot outperform what sits beneath it.

Orlando has kitchens that cannot close for a week, distribution space out along the 417, and showrooms judged on how the floor looks under the lights. Each one schedules differently.

05Systems

Choosing the right system for your exposure

Epoxy floors, polyaspartic flooring, urethane mortar and polished concrete floors all solve different problems. Your exposure list decides which one.

Best whenDowntimeTrade-off
Commercial epoxyYou want proven build and broad chemical rangeLonger cure and recoat windowsMore downtime and more preparation
Fast-cure polyasparticYou cannot be off the floor longShortest return to serviceHigher material cost, less forgiving to apply
Urethane mortarThermal shock and heavy kitchen exposureModerate, and worth planningHeavier build and a higher installed cost
Polished concreteAppearance and low film maintenance matter mostMultiple grinding passesNot a chemical barrier, slab history stays visible
  • Exposure list drives the system
  • Build named in writing
  • Moisture tested before quoting
  • Traction specified
  • Recoat planning included

An older on-grade slab with no working vapor barrier is a common moisture-related cause of commercial coating failure in Florida, so testing for it is a line item on every quote we write.

06Cost drivers

What drives the cost of a commercial floor

No two commercial floors price the same. These are the things that actually move the number.

  1. 01

    Slab Condition

Repairs, grinding and moisture mitigation are decided before the coating is chosen, and they move the number as much as anything else does.

  2. 02

    Exposure Severity

Chemical, thermal and impact exposure drive the system, and a kitchen build costs more than an office one.

  3. 03

    Film Build and System

How many coats, how thick, and which chemistry, all specified against the exposure list rather than a budget target.

  4. 04

    Downtime and Phasing

Night work, weekend work and area-by-area handover cost more than a single continuous shutdown would.

  5. 05

    Detailing

Coving, drains, thresholds, line striping and transitions are where the labor hours quietly accumulate.

  6. 06

    Area and Access

Square footage helps you, and restricted access, live racking or an occupied building works against you.

We do not publish a price per square foot, because a number without your slab and your exposure list behind it is a guess. The site walk replaces the guess.

07Before we recommend

Three questions we ask before recommending anything

Exposure, Downtime and the Slab

Commercial floor coatings are not one product. Primer, body coat, film build, aggregate and topcoat all change the outcome, and the written scope names every one of them.

Fast cure is where the second misunderstanding lives. A quick-return system shortens cure time; it does not shorten the surface preparation the floor still needs, and the written scope says which is which.

So we ask for the exposure list — concentrations, temperature and duration — because chemical resistance is selected against real data rather than a label on a bucket.

Answer those three and the specification follows from them, the quote stops being a guess, and you can put a date in the calendar that the work will hold to.

08Process

How a commercial install runs around your hours

  1. 01

    Site Walk

Exposure list, slab condition, moisture testing, drains and transitions, and the operating schedule the work has to fit around.

  2. 02

    Scope and Phasing

A written system specification naming the actual products, plus which areas run on which nights and what stays open.

  3. 03

    Prepare and Contain

Surface preparation and repair, containment and dust control, with low-odor options where the space stays occupied.

  4. 04

    Install and Hand Back

Install, cure, return-to-service times in writing per area, then a walk-through with maintenance instructions and the product record.

An owner is on site through the phased work, so the person who agreed your phasing plan is the person holding the schedule to it.

09Care

Durability, care and recoat planning

Commercial floors get planned on a budget cycle, so this is what actually drives the specification.

How service life is planned

The wear surface is the renewable component. Traffic volume and cleaning regime drive the interval far more than the product name does.

Polished concrete is the exception on this page. It lays no film, so it is ground, honed and sealed rather than warranted as a coating, and its service life is a question about the slab rather than about a topcoat.

We do not publish a universal lifespan. Any range we give is tied to your actual system and your actual exposure.

Cleaning chemistry and equipment

An incompatible cleaner can significantly shorten a floor's service life. Maintenance instructions are product-specific and we leave them in writing at handover.

That includes pad selection, dilution and which chemistries to keep off the floor entirely.

What to inspect and when

  • Worn traffic lanes where the route through the space concentrates the wear.
  • Joint condition, a common early failure point on a commercial floor.
  • Coating loss at drains and thresholds, two common high-stress details.
  • Loss of traction in wet areas, checked against how the space is actually used.

Recoat planning

Recoat planning sits in the proposal, years before you need it, so it lands in the facility budget cycle alongside every other planned maintenance item.

That is the difference between a floor you renew on schedule and one you replace in a hurry.

Steve and Wyatt

Owner Steve Davis and his son Wyatt are on the crew that preps and coats your floor — the same people who walked the site and wrote the scope.

  • Written System Specification

You get the actual products, film build and return-to-service times in writing before anything is ordered.

  • Phased Around Your Hours

Nights, closed days and area-by-area handover, written into the scope before the first machine arrives.

  • Institutional Concrete Since 1999

We built schools, churches and community buildings in this region long before we coated floors in them.

  • An Owner on Every Estimate

The person who walks your facility and writes the scope is on the crew that installs it.

  • One Crew Through Every Phase

No handoff partway through a phased install, and no second company learning your building on night three.

  • 10-Year Coatings Warranty

Every commercial coating we install carries a written 10-year warranty, extendable to a lifetime warranty with a maintenance plan.

Most of what separates one commercial floor from another is decided before a machine is switched on: the slab test, the exposure list and the phasing plan.

13Questions

Commercial flooring questions we get asked

Can you install without shutting our business down?

Usually yes, in phases. Overnight and closed-day work with area-by-area handover is standard, and the phasing plan is written into the scope before anything starts.

What floor does a commercial kitchen need?

It depends on your exposure list. What matters is a seamless surface, integral coving, drain and threshold detailing, and traction specified for the wet zones. Where thermal shock is severe, urethane mortar usually beats epoxy.

How long before equipment goes back?

It varies by system, and we state the return-to-service time per area in writing before work begins, so you can plan the reset around it.

Do you test the slab before coating it?

Always. Moisture testing and slab assessment come before a quote, not after. An older on-grade slab with no working vapor barrier is a common moisture-related cause of coating failure in Florida.

Can the floor be made slip resistant?

Texture and aggregate can be specified for the space and verified against an appropriate test method. What that achieves in practice depends on the cleaning regime and contamination as much as on the surface.

Should we coat or polish our warehouse floor?

Coatings are usually the better fit where chemical exposure, wet processes or a defined traction requirement matter, and industrial epoxy coatings are built for that. Heavy point loads are a separate question, decided by the slab, the joints and the whole system build. Polish a sound slab where appearance and low film maintenance are the priorities.

Do you handle line striping and markings?

Yes, as part of scope rather than as a separate trade. Traffic lanes, safety markings and zone definition all get laid out before the install.

What does a commercial floor coating cost?

We do not publish a rate, because slab condition, exposure severity, film build and phasing all move it alongside square footage. The site walk gives you a real number instead of a range you cannot plan against.
