02Who we are

Who we are

Steve and Wyatt

Steve personally quotes every job — assessing the slab, writing the scope, and staying the person you call afterward if anything needs attention.

His son Wyatt works with him on the crew, handling the grinding, the repairs and the coating work itself. Between the two of them there is no layer of managers, coordinators or sales staff.

Where We Come From

Steve grew up in Central Florida and is raising his family here, so SCDS's reputation is tied directly to the communities it serves. Wyatt grew up in the same community and joined the business as part of the family crew.

We offer a 5% discount for military and first responders — mention it at your estimate.

  • Family-owned and operated
  • An owner on every job
  • One crew, most jobs
  • Central Florida based
  • Trusted help only when a job needs it

The specificity is the point. That direct involvement is one of the practical advantages of working with a local, family-run crew.

03Our story

How we got here

Steve's Start in Structural Concrete

Steve started in structural concrete: schools, churches, community centers and hospitals, most of it here in Central Florida. Those pours had to pass inspection.

That history is why the slab assessment comes before the finish recommendation here. Steve brings that structural background to how SCDS evaluates a slab before recommending a finish.

The Turn Toward Design

As institutional work slowed during the 2008 downturn, Steve shifted toward decorative concrete and epoxy — previously a side interest — and made that work the focus of the business.

Fifteen-plus years on, Steve's structural background still shapes how SCDS assesses and prepares a surface before the finish goes on. The design side is the part that makes it interesting.

  • Steve, concrete since 1999
  • Schools and hospitals
  • Decorative pivot, 2008
  • Structural and decorative
  • Same crew, same standards

That institutional work gave Steve years of experience with Central Florida's climate, moisture and concrete conditions.

04Our standard

What we think good work actually means

The Part Nobody Sees

Customers want clarity about scope, preparation, crew continuity and cost — the kind of clarity that heads off a contractor who quotes low and disappears, a floor that peels within a year, a crew that changes halfway through, or a change order nobody mentioned.

What prevents each one is unglamorous. A written scope, the slab assessed honestly before anything goes on it, a consistent crew from preparation through finish, and an owner involved in person.

The work that decides whether a floor lasts happens before the color goes down. It's the part a customer never sees, which is why we don't skip it.

In Florida the invisible part is slab moisture and drainage — both can affect adhesion and long-term durability, so we consider both when assessing the surface and recommending a system.

05Family business

What you get working with a family business

  • A Written Scope

The actual system named before work starts, in writing.

  • 10-Year Coatings Warranty

A written 10-year warranty on epoxy, polyaspartic and metallic work specifically, not on every service we offer.

  • Lifetime Warranty Option

Available with a maintenance plan, with the terms given in writing before you decide either way.

  • Free In-Home Estimates

Across the whole service area, with no obligation.

  • Custom Colors and Depths

Custom color and finish guidance to help you compare the available options before work begins.

  • 5% Military and Responder Discount

A discount for military and first responders — ask about it at your estimate.

The warranty scope is stated plainly because that is the trust signal. It covers coatings work, and saying which services it does not cover is the point.

08Questions

FAQ

Who will actually be doing the work?

Steve remains directly involved in every project, and Wyatt works as part of the SCDS installation crew. On most projects, a consistent crew handles the work from preparation through finish. Larger pours may require trusted additional help, but SCDS completes the finish work.

How long have you been in business?

SCDS is a family-owned Central Florida business. Steve has worked in concrete since 1999 and shifted into decorative concrete and epoxy work in 2008.

What did you do before decorative concrete?

Structural concrete on schools, churches, community centers and hospitals. That matters for a patio or garage floor because it is where Steve developed the experience to evaluate a slab before deciding what can be installed over it.

Why use a small local company?

We live in the communities we work in and take pride in our reputation as a 5-star rated local company. The owner is on the job, there is a consistent crew, not a rotation, and we recommend from our full range of concrete and coating services based on the condition of your surface.

What happens if something goes wrong afterward?

We are always available to address it — call the same number and reach the same people. What is covered is in the written scope and, on coatings work, the 10-year warranty document you were given at completion.

How do you decide what to recommend?

The slab and the exposure decide the system. We assess before quoting, and if a surface is not a candidate for what you asked about, we say so.

Do you still take commercial projects?

Yes, we do. Retail, warehouse, restaurant, office, automotive and institutional floors across the metro are covered on our commercial concrete floors page, and we also build custom epoxy and concrete countertops and bar tops for restaurants, offices and other commercial spaces.

Can I see work you have done nearby?

Yes — see our projects for examples we have completed across Central Florida across all our services.
